R&T Mandan Spray Foam Insulation

Retrofit insulation in Mandan ND - warmer rooms in the house you already have

Cold rooms and a climbing winter power bill usually mean the house is short on insulation. We add it where it's missing.

Can you add insulation to a house that's already built?

Yes. Retrofit insulation is insulation added to the house you already live in, usually blown into the attic or into the existing walls, and it's how an older Mandan home gets rooms that hold heat better and walls that leak less air.

Most people who call me have one cold bedroom, a drafty upstairs or a power bill that jumps every January, in a house built before anyone worried much about insulation. The price turns on how many inches are already up there, which parts of the house you want done, how many gaps need sealing and whether old insulation has to come out first. The schedule turns on the same things, plus anything we find that has to be fixed before new material goes in. I come out to look at every house and write the estimate myself, so you get a number for your house and not a guess over the phone.

How we do retrofit insulation, step by step

This work happens in a house people are living in, so we start by covering the floors and closing off the work area to keep dust out of the rest of your rooms. In the attic we check what's already there first, because new insulation over old material that got soaked or filled with mouse droppings just buries the problem, and if I find something that needs fixing, I'll stop and tell you. Then comes air sealing, closing the gaps around can lights, pipes and the attic hatch, so the new insulation isn't fighting a draft. We keep the eave vents clear so the attic can still breathe, then blow in loose fill through a hose, keeping it full depth out to the edges, where thin coverage usually shows up. In the walls we drill access holes and fill the cavities, and you choose whether the holes get patched or covered with trim, and we clean up before we leave.

Most retrofit jobs start overhead, and if the attic is your only trouble spot, our attic insulation page covers that work on its own. Where ductwork runs through the attic, we may suggest spray foam insulation, which seals air while it insulates but costs more, so for most other attics I'd seal the gaps and top up the loose fill instead.

  • Sealing and topping up the attic

This suits most houses with a hot upstairs in summer or cold ceilings in winter, since the attic is usually the easiest place to add a lot of insulation. We seal the gaps first and then blow loose fill over what's already up there, as long as the old material is dry and clean.

  • Filling the walls you already have

This suits older houses where the walls were left empty or half done, and it's often what fixes the cold room nobody wants to sleep in. We fill each wall bay through holes we drill, so nothing has to be torn out.

Retrofit insulation in Mandan: permits and older houses

In Mandan, building permits come from the city's Building Inspection Department, and the city requires one to build, add on to, alter, repair, move or tear down a building. The city's permit list doesn't settle on its own whether your insulation job needs one, but its permits page has an insulation form right next to the residential permit application, so I don't assume we can skip it. When a job needs a permit, we pull it and set up the inspections, where the department checks the work against the building code, and if you're not sure about yours, ask and I'll find out.

A lot of the houses we work in here are older, with walls that never got insulated and an attic holding several owners' worth of good intentions, some of it soaked or chewed up. We see the same thing on jobs across Mandan and over in Bismarck, so we look before we add anything.

Retrofit insulation questions from Mandan

How much does retrofit insulation cost in Mandan and Bismarck?

Insulation work in the Bismarck metro area usually costs about $1,200 to $4,700 per job, and that's the going rate around here, not our price. Walls usually cost more than an attic top-up, and old insulation that has to come out first adds to it. I'll give you a number for your own house after I've looked at it.

How do I deal with vermiculite insulation in my attic?

Leave it alone. The EPA says to assume vermiculite may contain asbestos and to leave it undisturbed, and you can spot it as pebbly pour-in insulation, usually gray-brown or silver-gold, by looking without touching. If you decide to have it removed, the EPA says that job belongs to a trained, accredited asbestos abatement contractor, a different company from the one that checked it, so if I see it, I'll tell you and we won't disturb it.

Do Mandan permit rules apply if I live just outside city limits?

Yes, if you're within 2 miles of them. The city's permit rules reach into a band of land beyond its line that the city oversees, so a house just outside the city can still fall under them. Tell me your address and I'll check where you stand before we plan the job.

Who can legally do an insulation job over $4,000 in North Dakota?

Only a licensed contractor. In North Dakota, whoever does a job whose cost, value or price is over $4,000 has to be licensed as a contractor, and that includes subcontractors, so on a bigger job it applies to everyone working in your house, not just the company that wrote the estimate.

Do I have to leave the house while you add insulation?

Usually not for blown-in insulation, and most families stay home while we work in the attic. Foam is different, because it needs time before people and pets come back inside, called the re-entry time, and I'll tell you what it is for your job before we book it.

What is the best way to prevent ice dams with attic insulation?

Seal the attic and insulate it, both, because proper sealing and insulation together can help prevent ice dams. It's also worth asking whether an attic job includes baffles, small chutes at the eaves that keep ventilation open and stop insulation from falling into them.
